Roscoe’s Ranch Business
Roscoe’s Ranch opened for business in December 2004. Since then we have built a customer base of over 500 families in the Seattle area. We have 20 kennels. Roscoe’s Ranch is very active in the animal rescue community and we strive to improve the lives of disadvantaged dogs and animals. In addition to donating a portion of our revenue to PAWS we also sponsor annual fundraising events for PAWS, the Seattle/King County Humane Society and the Seattle Animal Shelter. We also support other worthy animal causes through donations of services.
The Ranch has enjoyed tremendous growth over the past 3 years. We sell out very early for holidays, school breaks and summer months. For Christmas 2007 we were sold out in May 2007. Because we are often running at full capacity, we raised our rates in 2006 and have not seen any decline in demand. We are already scheduled to raise rates again 1/1/09. Our waiting list for holidays is dozens of customers long and this steady demand would easily support expansion.
A large portion of our business comes from word of mouth and referrals from veterinarians and local pet businesses. We continue to receive referrals thanks to our Refer-A-Dog incentive program. Some area veterinarians will only refer their customers to Roscoe’s Ranch. In 2006 we stopped all advertising (aside from sponsored dog events like the PAWS Walk) because it was no longer necessary to sustain our business.
Our customers are primarily affluent Eastside residents (Bellevue, Kirkland, Redmond, etc.) with disposable income to spend on their pets. Our customers treat their dogs like their babies and they are not price conscious. They are loyal to the Ranch and will often book their travel around our availability. They select the Ranch over our competitors because of the quality of service we provide.
Roscoe’s Ranch is unlike any of the other local kennels. We truly are “your dogs’ home away from home”. We charge a flat rate which includes all your dogs’ needs. We treat every single dog as if they were ours.
Possible Expansion/Options
- We routinely turn away enough business that you could expand the capacity and still be sold out for peak periods. We are like the hot restaurant in town that is hard to get a reservation at. You could open another barn or any other type of facility to provide more kennels.
- We are currently focused on the one product offering of dog boarding. We do not offer any add-on services. Given the installed client base, it would not be difficult to add:
- Training
- Grooming
- Retail
- Doggie Day Care
- Pick up/Drop off services
- More boarding capacity
Interesting Property Characteristics
- We share a property line with a Conservation Area. The territorial views are wonderful and if you like wildlife, this is the place for you. We have hawks, eagles, deer, coyotes, ducks, geese and a multitude of bird species living right outside our windows. You can read about the conservation area here:
- Our address is in unincorporated Snohomish County but we are extremely close to downtown Woodinville and about 1 mile from the Maltby Café. There is a new Costco just down the road. This area is fantastic! It’s about as close to King County as you can get without being in King County.
- There are only 4 immediate neighbors. One is the Paradise Lake Plant Nursery, one is a 10+ acre cow grazing field and another is a 15 acre alpaca farm. Occasionally the alpacas will meander to the backyard fence to say hello. It is also a big horse area and our neighborhood private road is a favorite for riders looking for a scenic country road.
- We are zoned Rural 5 acres. Right now we have about 2+ acres fenced and the rest is a level wooded area. There is some timber value. We encourage you to go to the County to ask any questions you may have about potential land uses such as short-plat subdivisions. They have been very helpful to work with.
- We are only the second owners of this house. We got to know the original owner and have learned about the history of it. Vernon Wittenberg moved from Minnesota in 1976 and bought this heavily wooded land. He cleared it and spent the next couple of years building his house from scratch. Aside from the brand new vinyl windows, every single nail in the house was done by hand. The detached accessory apartment was originally built as a 2 car garage with a workshop upstairs. Vernon cut down some of the Douglas fir and Cedar on the property and built it himself. When we remodeled it into an apartment we found “true” 4x4 posts. The phrase “they don’t make them like they used to” certainly applies to this property.
- The apartment remodel was something we did to provide an office for the business and a pleasant place that a manager, caretaker or nanny could live in. Everything in it is brand new; appliances, cabinets, lighting fixtures, Pergo floors, bathroom fixtures, everything. It has a kitchen that is nicer than some houses.
- We installed a brand new micro-fast aerobic septic system for the apartment (~$25k).
- The 1440 sq ft pole barn is an equestrian barn that we customized for the dog kennel. It is insulated and heated. The barn is powered by its own electric panel and meter. It has outlets that allow for heated pads to be placed in each kennel if the client requests it.
